Buyers Rebate Certificate by: America's Choice Real Estate, Inc.
This
Rebate Certificate will be added to the Contract to purchase home and
shall control if conflicting with any exhibit, addendum or preceding
paragraph.
1. America's Choice Real Estate, Inc. agrees to pay a rebate of up to ________. America's Choice Real Estate, Inc. mus act as the sole Buyer's Agent in the transaction and earn a commission of at least 2.5%.
2. New Construction rebates will be calculated on the new home's base selling price and does not include options, upgrades or lot premiums.
3. The rebate will be paid or credited to the party or parties named as the "buyer(s)" or "borrower(s)" on the HUD-1 Closing Statement or equivalent official closing statement.
4. Rebates are funded from the commission America's Choice Real Estate, Inc. is paid acting as your sole Buyer's Agent and will not increase the price of the property a Buyer may write a contract for purchase on.
5. All parties reflected as the "buyer(s)" or "borrower(s)" on this Rebate Certificate agree that America's Choice Real Estate, Inc. acted as their sole and exclusive Buyer's Agent in the purchase of real estate.
6. All parties named on this Rebate Certificate agree that if no commission is paid to America's Choice Real Estate, Inc. this agreement becomes null and void and the rebate offer is thereby voided.
7. This Rebate program is only available where permitted under State and Federal law and when not otherwise prohibited by the buyer's lender(s). There may be tax consequences to the Rebate. if you need legal or tax advice, you should consult with the appropriate professional.
